Now the company is moving in tons of new trailers and delivering even more threats to residents. A recent letter stated that everyone will get eviction notices is certain work is not done to their trailers and the requests contain items that the park DOES NOT have in their rental agreement and HAS NEVER requested of the residents before hand.
I've since put my own money into moving the vehicles when requested and saving for more repairs to get them fully running. I still get illegal threatening letters from the park.
ALL Americans have this right.
I have dealt with other near by residents stealing from my property, a neighbor's unleashed dog smashing through the under skirt of my trailer and doing $1500 in damage to my electrical system, another $3500 in repairs when my roof collapsed and of course the new $800 roof cover I had to put on because the previous owner failed to mention their roof had been previously repaired by a psychopath.
The manager tries to sleep with all the black men that walk threw the door.clean or dirty,she's a tramp she spreads lies threw out the park.she had 6 men live with her in a years time 6,that's how fast she goes threw them.shes needs to be fired ASAP!!
We pay for TWO spaces on our trailers and my vehicles take up those spaces with no obstruction to other residents or vehicles. Only recently did the management hand us a new term on paper concerning vehicles that they claim is on our signed lease. I checked it against my copy, IT ISN'T. The terms extend beyond the legal limit for requirements a landlord can demand or ask for from a tenant concerning vehicles and property management.
Oak Park terrace and Lakeshore DO NOT respect such a right in their residents.
Lakeshore has been in open violation of city ordinances over the pot hole situation and there are regular warnings delivered to residents by lakeshore that contradict the terms of our established leases along with statutes on property inspection/visitation/upkeep without notice by the management. From time to time i have had a few out of place items in my yard or a vehicle had to sit while I saved for expensive repairs.
I have eaten the expenses and even smiled and sucked it up when the landlord illegally slapped me with the rent hike.
I took over a trailer in 2015 contracted with the park to NOT have a rent hike until AFTER 2017 and the manger recently told me that even though she claimed I had rent credit, they were now amending the last two years of rent hikes on me BEFORE the end of my trailer's initial purchase contract that was grandfathered to me by the previous owner. They then reverse those charges when they took two seconds to read my lease agreement.
By all rights I should be getting some kind of rent credit for the work to my vehicles i have had to do as the damages were directly a result of deep potholes in the park. Currently my van requires one new motor mount and a steering pump because the jarring from the potholes also effected my engine and mounts.
I recently broke my leg and had to stall repairs yet again to my van. Limping on my way to work one evening the park manager scoffed at me and complained about my vehicle as well as a freind's (who also lives in the park) with his own MASSIVE medical issues.
The manager is very rude and has no clue how to run the park. Moving all these new trailers in and not taking care of the obvious problems. When they redid the road they should have done sidewalks. You can't use a walker around here unless you want to walk in the road. Handicap accessible my butt. For what they charge you can be making a house payment. Almost $600 a month for lot rent. Just ridiculous.
There are also several trailers in the park that have had vehicles and trash in their yard for YEARS BEFORE I moved there that ARE STILL there and none of them have received warnings or threats from the management.
We have lived here for a month and The property manager Michelle has been more than accommodating We are in the RV Section of this property And we are incredibly Happy with it Kudo's Oak Park terrace
Have lived here for 30 plus years. The lot rent has gone up every year that is to be expected. The roads have pot holes and I think they are bigger than the size of Texas. They are spending all kinds of money on new lots for trailers and cutting down trees. I think the people that stay here in their RVs are treated better than the people that live here year round. I think they should spend money on making the streets passable instead of having to drive like you are on a road course and go from side to side to miss the biggest pot holes in Madison. We all pay our rent every month and should have good roads to drive on. Fix the roads and don't just repair.
For the last THREE years there has been an out of control pothole situation. Finally about mid summer Lakeshore (the managing company that now owns/runs the park) paved the roads. I have a complete photo record over this entire last year where the same exact one foot deep potholes were on my own road and the roads connecting through the park. I recently had to replace TWO wheel bearings on two different vehicles as a result.
I live here and it is hardly acceptable.
I haven't submitted these costs to Lakeshore because they are a large company. They will simply argue that the damages were done elsewhere.
Like at other American, it is my goal in life to live in peace and maintain a home under fair and RESPECTED agreements with all lean holders, landlords and those living around me.
