Lived with Orosz properties for three years, but only because it is a cheap apartment. The maintenance men are very nice, but to get them you have to call the office and more likely than not they are rude to you. Most things are difficult to agree with them on, for example: the front light on my apartment went out (the one that turns on and off at night depending on the motion sensor) and they won't replace it saying that its the tenants responsibility even though that is a shared area and I believe it to be a safety hazard. I don't really suggest renting from this company if at all possible because the rewards aren't worth the time and frustration.
Awful. The only way they accept payments is online (ok, no problem), but then when their online system doesn't work, they threaten eviction! Pit roommates against each other, and don't follow through on their own contractual obligations. Threaten eviction if payment (again - for rent already paid, or attempted to pay) within 7 hours. 7 hours! While people are at work. On a Friday. Also wouldn't accept to wait one business day to discuss this while family member was in the hospital.
In addition, their maintenance staff knocked/threw things around my roommates room and used my toilet and toilet paper (lid up, mess). Ew! This was for "cleaning the windows". Rent somewhere else.
This is by far the worst company I've ever had to deal with. We rented our place through another company but half way through the lease Orosz Properties bought the house our apartment is in and took over our lease. We never got one friendly gesture from this company. Their employees are constantly rude without apology and will constantly threaten to evict you over non-resident issues, such as your personality. They will not negotiate with you over anything no matter what. For example, it is currently summer and in 90 degree weather. We put up a small air conditioner that creates a total electric cost of $45.52 a month if on full blast 24/7 for 31 days straight (comparing the MGE electric price and the voltage the a/c uses.) Yet we still have to pay them $75 a month no questions asked, and when we did ask (politely) we got instantly yelled at as the women we dealt with took offense instantly and would not have us questioning her authority. I would never rent from this company again and strongly encourage anyone who's thinking about it to think twice and decide not to.
They are very unhelpful with pretty much anything and they have zero sympathy or empathy if something goes wrong. They also expect you to know things they've never told you and that aren't in the lease even (such as parking stickers, you need one of those or you will get tickets and they will not write a letter to drop the tickets).
